Site selection is a crucial aspect of building your dream home. No two sites are the same. Every site has unique constraints and opportunities which impact project costs and design . We will guide you through the due diligence process to help you select the perfect site and understand all the risks and opportunities for your build.

Procurement Strategy: Design and Construction

There are many different ways to go about designing and building a house. Selecting the right route for your project is fundimental to a successful outcome. The design and build path you select will impact project costs, risks, quality, timeframes and required client involvement. New Zealand is a unique market, and every client and project will have their on unique requirements. We will talk you through the pro's and con's of all options, and tailor a strategy for your project based on your specific requirements.

We will identify what what consultants are required and provide guidance around the scope of their appointments.

Planning, Design and Consenting

The planning and design process is pivotal in crafting your dream home, translating your visions into tangible plans. Design ultimately defines the quality and cost of your home, and is where many project budgets blow out if managed poorly. We will guide you through the design process to help you avoid common pitfalls. We will help you develop the perfect design brief, walk you through the design review process, support with key design decisions and material selections to ensure you end up with a design your love which above all else meets your budget.

We will also guide you through the resource and building consent process.

Design and Construction Contracts

Contracts are vital when building your dream home as they establish a clear and legally binding agreement between you, your designers and contractors. Contracts define the scope of work, costs, payment schedules, and timelines, ensuring transparency and preventing misunderstandings.

The home building industry in New Zealand is a minefield when it comes to construction contracts for residential builds. There are a number of industry standard templates but many contractors do not use these. This creates much confusion and puts clients at significant risk.

We can help guide you through the set up process and ensure that you and your solicitors set up your project for success.

Construction

The construction phase is the most rewarding phase of the project with your vision becoming reality. It is also the most stressful phase with costs becoming real, complex challenges arising and conflicts more likely. We can help to de-stress this stage of the project by supporting you through any problems which arise. We aim to give you complete confidence in the decisions you make through this phase.
